Denver's Ballpark District

Denver's Ballpark District is a mixed-use area in a historically warehouse district with predominantly small businesses, low-rise apartment buildings, and parking lots. Coors Field is the cornerstone of the neighborhood to the northwest. The Arapahoe Square Zoning district allows for high-rise buildings and increased density. It is bordered by registered special districts including Sakura Square, Welton Street Corridor, Denver’s Central Business District, Five Points Cultural, Curtis Park, RiNo Arts, LoDo, and Union Station Districts.


Currently, the area is not collectively represented by a special district to collaborate with city agencies, social service providers, and other stakeholders to consistently manage and invest in local issues such as management and maintenance of public infrastructure and amenities, trash/litter management, safety, and security. There is not a clear identity, placemaking, branding, and marketing.


The City of Denver continues to boom resulting in rapid change, growth, and development throughout the metro area. Denver’s Ballpark District, in particular, felt the impacts of this evolution and today is on the precipice of a new chapter in the area’s history. The influx of investment, new residents, businesses, and development in the neighborhood offers an exciting opportunity to unify the community, reinvest in the neighborhood, preserve the unique character of Ballpark, and drive the conversation about the district’s future.


Ballpark General Improvement District (GID)

Since 2016, Ballpark Collective members have studied and advocated for the creation of a special district to improve and create consistent quality of life standards for the area. A Business Improvement District (BID) effort was conducted and deemed not viable since it would only have levied the nearly 200 business properties to fund the significant initiatives.


In 2019, a General Improvement District (GID) formation study was launched. It was gaining momentum and would have engaged both business and residential properties, but the effort was delayed due to the COVID-19 pandemic.


In 2024, a renewed effort to create a Ballpark GID to start in 2025 is underway. The GID has the full support of the Ballpark Collective RNO board of directors, Colorado Rockies, many businesses, social service providers, and residents. The Downtown Denver Partnership, various city agencies including Mayor Mike Johnston and Councilman Daryll Watson's office have been engaged in the process.
